----SPECIAL CONDITIONS----
--Right to reclaim the premises--
The landlord reserves the right to reclaim the premises with 90 days' notice. If this occurs, an agreement regarding possible compensation will be discussed between the parties before signing the lease, so that everything is clear from the outset.

--No automatic renewal--
The lease will not renew automatically, and no renewal option is provided.

However, the landlord may, at least 6 months before the end of the lease, notify the tenant of their intention to potentially renew, indicating the new terms, amounts, and conditions. The tenant will then have 10 days following receipt of this notice to accept or refuse:

If the tenant refuses: they must vacate at the end of the lease, return the premises to their original condition, and leave in place all equipment loaned under the lease.

If the tenant accepts: a new agreement must be signed between the parties.

Amounts related to base rent and common fees are taxable.

--Tenant acceptance--
The landlord may, at their sole discretion, refuse any potential tenant for any reason. The landlord will not be required to pay a commission to the broker should such a situation occur.
